Spirit MTA REIT ("SMTA") is a net lease real estate investment trust (REIT). The SMTA portfolio is comprised of 894 properties, the majority of which are financed through a commercial real estate backed securitization trust, Master Trust 2014 (the "Master Trust"). Our strategy relies on disposition of non-core properties, disciplined acquisitions, proactive portfolio management, optimization of the Master Trust debt program, and returning capital to shareholders.

UNENCUMBERED NON-CORE PORTFOLIO TO FUEL GROWTH

SMTA has over $50 million in rental revenues from non-core long-term leased assets, which will be monetized.

FLEXIBLE ASSET MANAGEMENT AGREEMENT

SMTA is externally managed by Spirit Realty Capital under an asset management agreement. The agreement is terminable at any time, giving the independent trustees flexibility and optionality to direct the strategy of SMTA and pursue strategic alternatives as warranted.
