The acquisitions team is responsible for sourcing, marketing, valuing, analyzing, and overseeing the procurement of new real estate investment opportunities throughout the United States. We invest in a range of properties including retail, industrial, healthcare, and other industries that need special-use facilities.
Our team has extensive knowledge in the real estate industry and experience acquiring real estate of all sizes and types in the net-lease space. With over 30 years of combined industry experience, our acquisitions team has a proven track record and dedication to finding qualified tenants and investments with the potential for superior risk-adjusted returns for our stockholders and growth and stability for our tenants.
Daniel Rosenberg serves as Senior Vice President and Head of Acquisitions at SMTA's external manager, Spirit Realty Capital. In this role, he oversees the acquisitions department and is responsible for sourcing, marketing, analyzing and overseeing the acquisition of new investment real estate opportunities. Prior to his role in acquisitions, Mr. Rosenberg was Senior Vice President of Asset Management where he was responsible for special servicing and property management for the portfolio, including workouts, property sales, re-leasing and property management for vacant properties, as well as the company’s sale-leaseback function. Mr. Rosenberg also serves on the company’s Investment Committee and Management Operating Committee.
Prior to joining Spirit, Mr. Rosenberg served as an associate at Greenblatt & Associates, a general law practice in Woodland Hills, CA. Mr. Rosenberg earned a BS from the University of Wisconsin – Madison, a J.D. from Whittier Law School and an MBA from Arizona State University.
Tyler Sorenson serves as Vice President of Acquisitions at SMTA's external manager, Spirit Realty Capital. In this role, Mr. Sorenson is responsible for sourcing acquisitions in following industries: Restaurants (QSR and Casual Dining), Building Materials, Industrial and Manufacturing Facilities, Home Improvement, Grocery Stores, Drug Stores, and Dollar Stores.
Prior to his current role, Mr. Sorenson served as a Director of Asset Management where he was responsible for the oversight of one-third of Spirit’s portfolio, approximately $3 billion in real estate assets. In this role, Mr. Sorenson’s responsibilities included: Property Sales, Re-lets and Disposing of Vacant Assets, Property Management, Lease Administration, and Special Servicing and Workouts. Prior to joining Spirit, Mr. Sorenson most recently served as Vice President at GE Capital, Franchise Finance. Additionally, Mr. Sorenson’s previous experience included roles at Regency Centers, a grocery and neighborhood shopping center focused REIT, and Transwestern, a full-service brokerage and management firm. Mr. Sorenson earned a BA from the University of Texas at Austin and a MBA from SMU Cox School of Business.
Nadia Podkopova serves as Director of Acquisitions at SMTA's external manager, Spirit Realty Capital. In this role, she is responsible for identifying acquisition targets and cultivating strong relationships with current & prospective tenants, brokers and property sellers. Prior to joining Spirit, Mrs. Podkopova served as a Partner at the Tricom Real Estate Group, an opportunistic investment, development and asset management firm where she was responsible for sourcing new investment opportunities, overseeing asset management activities, as well as heading the company’s investor relations and reporting functions. Prior to her work at the Tricom Real Estate Group, Mrs. Podkopova was responsible for sourcing and underwriting at Capview Partners, a real estate investment firm, where she was directly involved in the acquisition and disposition of two single tenant net lease portfolios totaling approximately $100MM. Mrs. Podkopova started her professional career at Morgan Stanley before she transitioned to Dunhill Partners, a commercial real estate brokerage and investment firm.
Mrs. Podkopova holds a bachelor’s degree in finance and a master's degree in real estate from Texas Woman’s University and the University of North Texas, respectively.
Alex Thomas serves as Senior Acquisitions Associate at SMTA's external manager, Spirit Realty Capital. In this role, Mr. Thomas is responsible for contributing to Spirit’s sale-leaseback division through diligent underwriting, analysis and execution of direct real estate investments, in addition to sourcing new acquisition opportunities that will add value to the portfolio. Prior to joining the acquisitions team, Mr. Thomas was part of the asset management team where he assisted with the oversight and management of over $2 billion in real estate assets. His primary responsibilities included active portfolio management, dispositions, re-leasing, special servicing, capital improvements and property management. Prior to joining Spirit, Mr. Thomas served as an analyst with Partners National Real Estate Group, a real estate brokerage firm in Dallas, Texas. Mr. Thomas graduated from the Neeley School of Business at Texas Christian University.
